Proposed Development
The proposed development offers an ideal opportunity to deliver a high-quality, attractive and well-integrated new neighbourhood, forming a natural extension to Cofton Lake Road and the residential area of Cofton Hackett.

The development will deliver up to 50 homes and over 1 hectare of public open space, with convenient access to local facilities. Trees in the site boundary will be retained where possible for visual impact reduction and amenity of the existing homes on Cofton Lake Road will be maintained.

At this stage of the design process, St Philips’ proposals would deliver up to 50 homes, of which 50% would be affordable – as in line with national and current local policy requirements for Grey Belt development – comprising a range of types and sizes. A proposed layout is shown below.
